Large crack in a cast-iron pipe
The crack runs the full wall of the fitting at the base of the heel inlet. Cast iron has a typical service life of 50 years, and much of what is still in service is well past that.
More than a decade inspecting homes across Greater Nashville, and a report you'll have the next day.
Inspections follow the Tennessee Standards of Practice. The judgment about what matters comes from doing this in one market for a long time.
Richard Taylor has inspected thousands of homes around Nashville since 2013, and has trained other inspectors working in this market. Tall skinnies, turn-of-the-century craftsmans, Belle Meade ranches, high-rise condos: each kind of house brings its own set of quirks.
The roof, attic, crawlspace, electrical, plumbing, and HVAC, with accessible covers removed so we can see what's behind them. The defects that matter most rarely appear on a checklist. Thermal imaging is included with every inspection, and it often turns up moisture you can't see.
You'll have the report within 24 hours, with photos and plain descriptions of what needs attention and why. Short enough to read in one sitting, and useful while you're still negotiating.
Licensed by the State of Tennessee and insured. Richard is an ASHI member and InterNACHI certified, with drone and radon (CRT) certifications for the work that calls for them.

Most multi-piece telescoping columns are not intended for permanent use, and that is one of several problems here. The footings are not deep enough, the columns are not secured, and the middle one is the wrong part for the job.
The washing machine drain is disconnected in the crawl space, so every load of laundry discharges underneath the house.
This pipe vents a bathroom below. As installed it releases sewer gas into the attic. It should be extended through the roof, or an Air Admittance Valve fitted inside the attic instead.
The slab sits above the floor system framing, which raises the risk of rot in the rim joist. Flashing was cast into the concrete to keep water off the wood, so this one needs monitoring rather than repair, as long as the flashing holds.

The least asked question is also the most important one: how much experience do you have? At some point in every inspector's career, the answer is "today is my first day." If you don't ask, you won't know. It's also worth understanding that "trained" and "experienced" aren't the same thing. It takes years of observation before you can put it all together.
Home inspectors in Tennessee are licensed and must follow the state Standards of Practice, which define the minimum scope of an inspection. We work to that standard. It covers every accessible exterior and interior area: the roof, cladding, attic, crawlspace or basement, and living spaces. We remove accessible covers to examine electrical panels and HVAC systems, and we check that plumbing fixtures, outlets, windows, and common appliances are in working order. Beyond that, the defects that don't show up on any checklist are the ones experience finds. There's no shortage of things that can be wrong with a house.
Pricing varies a great deal from company to company. Budget prices and large discounts are usually a sign of a new inspector trying to drum up business, and a premium price doesn't tell you anything about who'll be doing the work. Whatever you're quoted, ask who'll perform the inspection and whether that person's experience justifies the price. Call 615-200-7127 and we'll quote your property.
Within 24 hours of the inspection, as a digital report with photos of what we found and a plain description of what each item means. You get what needs attention, in language you can use while you're still negotiating.
Yes. We run short-term radon tests to EPA guidelines, and we collect mold samples for lab analysis using air, tape lift, and swab methods. Either one can be added to your inspection so it's handled in a single visit.
Pick a time and tell us about the property. We'll confirm right away. Prefer to talk it through? We're a phone call away.
